Eco Villa Development · Costa del Sol
Traditional villa construction on the Costa del Sol takes two to four years, is exposed to weather delays, contractor risk, and material shortages — and delivers no guaranteed energy certificate at handover. Domus Eco Villas work on a different model: your villa is built in a controlled factory environment in Málaga, then assembled on your chosen plot. Predictable programme. Verified A+ performance. Every structural component is produced in our Málaga facility under controlled conditions — eliminating weather delays, contractor risk, and the unpredictability of traditional site builds.
A+ Energy from Day One
The A+ energy rating is designed into the structure, not added as a retrofit. 300mm insulated panel walls, triple-glazed windows, aerothermal HVAC, and a 10 kWp solar array with battery storage are built into every model as standard.

Contract to keys in 12 months. Planning, factory build, on-site assembly, Porcelanosa finishes, pool, landscaping, and all official handover documentation — managed by Domus Invest end to end within a single guaranteed programme.

Choose Your Model
Select from 12 models ranging from the 3-bedroom Arcadian (117 m², from €592,800) to the 7-bedroom Royalty (705 m², from €2,774,393). Review floor plans, specifications, and pricing with your Domus Invest consultant. No obligation at this stage.

Select Your Plot
Domus Invest presents pre-assessed plots across Marbella, Benahavis, Estepona, Mijas, and Málaga, matched to your chosen model. Plots typically range from €400,000 to €1,500,000. A reservation fee holds the plot and initiates legal due diligence.

Planning & Design
Months 1–2. Our registered architect submits the proyecto básico and proyecto de ejecución to the local municipality. Finish package and any layout customisations are signed off. Factory production is scheduled and materials ordered. Licences on urban land typically take 3–6 months.

Factory Build
Months 3–8. All structural components, services, internal finishes, carpentry, and façade are produced at our Málaga facility under controlled conditions. Site groundworks and foundations proceed in parallel on your plot.

On-Site Installation
Months 9–10. Villa modules are transported and craned into position on-plot. Structural connections, service integrations, pool construction, and terrace formation follow the assembly programme. Zero structural waste on site.

Handover
Months 11–12. Final finishes, landscaping, snagging, and full documentation: A+ energy certificate (CEE), certificado de fin de obra, 10-year structural warranty, and keys.

Every Domus Eco Villa is fitted with Porcelanosa kitchens, bathrooms and flooring as standard — not as an optional upgrade. Porcelanosa is a Spanish manufacturer with over 50 years producing premium ceramic, stone, and wood-effect surfaces used in luxury residential and hospitality projects worldwide. Their materials carry a lifetime warranty and are specified to withstand Mediterranean climate conditions.
Kitchen
Handleless cabinetry in matt lacquer or wood-effect finishes. Silestone 20mm composite worktops. Integrated Bosch Serie 8 appliances — oven, induction hob, dishwasher, and fridge-freezer — supplied as standard across all 12 models. Island configuration available on Dream, Balance, Eternity and Royalty models.
Bathrooms
Porcelanosa large-format wall and floor tiles throughout. Master en-suite includes freestanding bath and walk-in shower (minimum 1200×900mm). Hansgrohe thermostatic fittings. Dual-basin vanity units in all principal bathrooms.
Flooring
Large-format Porcelanosa ceramic or natural stone-effect flooring across all living areas and terraces. Wood-effect Porcelawood flooring available in bedrooms as part of the Prestige and Signature finish upgrades.
Outdoor & Pool
Porcelanosa anti-slip ceramic tiling installed across all terraces and pool surrounds. Private saltwater infinity pool included as standard, with configuration adaptable to client requirements.
Landscaping
Full landscaping and perimeter wall delivered as part of the final construction phase (months 11–12). Design and planting structured for low maintenance, with optional customisation in collaboration with landscape designers.
Every model is delivered to this specification as standard. Upgrades to Prestige and Signature finish packages are available.
Construction Method
Every Domus Eco Villa is produced at a dedicated manufacturing facility on the outskirts of Málaga. The industrialised building system was developed over a decade with passive-house architects and mechanical engineers across Northern Europe.
Each villa's structural components are produced in full under factory conditions — from the concrete core through to finished cladding — at tolerances not achievable on a traditional masonry site. Earthworks and foundations proceed simultaneously on the plot. Units are transported and installed section by section. The result is a verified A+ thermal envelope, zero on-site structural waste, and a predictable programme from contract to handover.
A+ rated under Spain's CEE (Certificado de Eficiencia Energética). Annual modelled energy consumption of 25–35 kWh/m² — verified by independent third-party assessors prior to handover. Solar array and 10 kWh battery storage included.
Industrialised construction units produced in a climate-controlled Málaga facility reduce build time by 60% versus traditional masonry. Factory conditions eliminate weather delays and material waste. Every structural element is individually QC-inspected before delivery.
Reinforced concrete structural components with high-performance insulation panels rated for a 60-year service life — no timber frame, no compromise on durability. Aerothermal heat pump with COP 4.2, eliminating gas infrastructure. Grey water recycling and rainwater harvesting plumbed in as standard on all C4 and D5 models.
Each Domus Eco Villa is delivered through a structured team of specialists with clearly defined roles across architecture, technical coordination, materials specification and landscaping. All partners operate under direct Domus oversight, ensuring design intent, budget and programme are maintained from contract through to handover.
Domus Invest coordinates the full project lifecycle on behalf of each client — from initial feasibility and contract structuring through to factory production, installation and final handover. Every stage is managed directly by Domus, with defined accountability at each phase.
This structure ensures alignment between design, construction, specification, budget and programme, with consistent oversight of quality and execution across all Eco Villa projects on the Costa del Sol. Domus acts as the single point of responsibility for delivery, ensuring contractual, technical and programme accountability across all project stages.

Responsible for architectural development, 3D visualisation and design coordination within the Eco Villa programme. Responsible for specifying and coordinating the delivery of all Porcelanosa facade systems, kitchen fit-outs, bathroom packages and flooring across Eco Villa models. Interior Specification & Client Selection
Responsible for guiding clients through the finish selection process — kitchen collections, bathroom suites and outdoor ceramic systems — across all 12 Eco Villa models. Landscape & External Environment
Responsible for the design and installation of all external environments — garden layout, planting, turf, irrigation and outdoor living areas — across all Eco Villa plots.
