Resale property prices in Málaga province rose 15.4% year-on-year in Q4 2025. By early 2026 the province had reached €4,082 per m² — the fourth highest of any province in Spain, behind only the Balearic Islands, Madrid, and Guipúzcoa. Prime residential yields across the Costa del Sol currently run at 5.5% to 7.5%, compared with 2–3% in equivalent locations along the French Riviera.

The demand driving these figures is structural, not cyclical. Northern European buyers, international family offices, and institutional capital continue to allocate to this corridor, supported by favourable fiscal conditions in Andalusia, a chronic deficit of developable land, and major hospitality infrastructure entering the market — among them a Four Seasons resort in Marbella and the Waldorf Astoria Marbella East. Residential starts in Málaga province for 2025 lagged 35% behind new household formation. With the €4,082 per m² price floor established in Q4, the deficit is the primary driver of capital appreciation.

While the French Riviera struggles with 2% to 3% yields, the Costa del Sol is delivering 5.5% to 7.5% in the “Wellness Renter” niche. Energy-neutral assets are yielding a 22% higher net operating income (NOI) than traditional luxury builds.

The 100% Wealth Tax rebate and the 99% reduction in Inheritance Tax have turned Andalusia into Europe’s premier “Wealth Magnet.” Combined with the 24% flat-tax “Beckham Law,” the region now rivals Dubai for capital preservation.

Prior to founding Domus Invest, David Laliberte held leadership roles across a series of international property and resort companies including Global Development Ltd, Club La Costa Marketing, Crown Resorts, and South American Investments, with operations spanning Europe, North America, and South America. His career has been built on structuring development opportunities, coordinating landowner and investor relationships, and commercializing residential and resort projects at international scale.

Significant projects from that period include San Eliseo Golf and Country Club in Buenos Aires — a 966-plot residential golf community developed under David Laliberte’s leadership as a principal shareholder and development partner — and La Cala Resort on the Costa del Sol, a large-scale residential golf resort of approximately 3,000 units where the team handled commercialization and international market positioning.

Sunset Beach Club in Benalmádena (1994–2018) engaged Laliberte’s team on the repositioning, rebranding, and ongoing commercialization of a mixed-use resort owned by a publicly traded Irish insurance company. Rancho Santa Monica in Benalmádena (2013–2023) involved project concept structuring, landowner coordination, and the commercialization of a gated luxury villa community. The One Benalmádena (2018–2023) saw the team provide project concept creation, development coordination, and international commercialization services for a private investment group.

Founder & Managing Director

Over 40 years of leadership in real estate opportunity structuring, project coordination, and international commercialization across Europe, South America, and the United States. As founder of Domus Invest Group and its investment creation platform Domus Invest, Laliberte has structured, coordinated, and commercialized residential and resort developments across the Costa del Sol and multiple international markets — overseeing more than 50,000 property sales transactions and working with landowners, investors, and development teams to bring projects from concept through to market. His advisory practice focuses on investment structuring, development coordination, and commercialization strategy for institutional investors, family offices, and development partners.

Martina Fritzsche

Senior Partner & Commercial Director

A Business Development and Marketing professional, Martina graduated from Humboldt University Berlin and has been based in Spain since 1994, with roles across international companies in the UK, Asia, and the US. As Commercial Director she oversees marketing strategy, brand development, and the coordination of commercial activity across Domus Invest’s European and international markets. Fluent in four languages, her cross-border experience informs a disciplined approach to investor communications, multi-market campaigns, and the development of the firm’s brokerage network.
